For less experienced clients, the construction stages of a project can seem daunting and somewhat chaotic. For many in the construction industry it can seem this way too. As architect and contract administrator, Inside Out perform a number of roles that make the construction stages more navigable for our clients, providing a single point of reference.
Our primary duty is to periodically inspect the works and ensure compliance with the contract. We also provide the contractor with advice and further information as required. Often, the circumstances presented by demolition and refurbishment will provide opportunities not previously known, allowing Inside Out to draw and issue any design changes that are required. This tends to be particularly important on refurbishment projects where so much is unknown until the work has begun.
Another key duty of the architect as contract administrator is to assess what has been built to date to ensure fair payment to the contractor. The architect simultaneously acts as the client's agent and an impartial administrator which tends to minimise disagreements and ensure a smoother working relationship.
